Owner Representation


As the owner’s representative, Coleman Construction Services advises the owner on pre-construction and construction-related aspects of projects, which can include acquisition, planning, site preparation, design and construction. We strive to provide our clients with comprehensive information so that they can make informed decisions.

Coleman Construction Services acts as an extension of our client’s staff, while offering access to and the support of our associate specialists, including engineers, architects, scheduling personnel, accountants and estimators.

Coleman Construction Services tasks as an owner’s representative can include, but are not limited to, the following:

Construction Manager as Agent


Coleman Construction Services professionals have the combined knowledge, experience and capability to guide our clients’ projects from design to completion.

We accomplish this with project teams that are comprised of both project management and site supervision professionals and support from our associates and technical services groups: estimating, domestic and global procurement, scheduling, MEP systems, structural engineering and building enclosures. Our personnel manage all on-site aspects of the project including trades people, cost control and communication with the owner and architect. Our project teams are accessible to clients and dedicated throughout each project’s life cycle.

Under the standard construction management as agent delivery method, Coleman Construction Services acts as a third-party manager of the construction process. This delivery method utilizes an open book approach, where owners have access to all of our project documents and are made aware of aesthetic, schedule and cost trade-offs before making program and design decisions. Owners have the opportunity to be involved at each stage of the process from pre-construction and trade contractor selection through construction and closeout.

Construction Manager at Risk Program


Coleman Construction Services performs at-risk work under a Guaranteed Maximum Price (GMP). We also offer aspects of construction management combined with at-risk features such as fixed-priced general conditions. Our approach to at-risk work provides owners with the benefits of our technical services, project management and site supervision together with a guarantee of the price and/or project schedule. Our fee for at-risk work is commensurate with the services and risk we undertake. 

There are many different forms of at-risk work. In order to understand what project delivery method works best for a client, we discuss the client’s needs with them to help tailor a form of contract that meets the goals and requirements for the particular project and client.
